What is an EPC?

​

An energy performance certificate

is required when a property is 

is for sale or let in the UK or when applying for Renewable Heat Incentive or improvements and funding. The EPC is a guide indicating the energy performance

of an existing building with a rating system from G to A and estimated fuel costs for the home. 

The EPC provides recommendations for improvements and provides an estimate of potential fuel cost savings that can be made.

THE ASSESSMENT

What's involved?

Once an appointment has been made our fully accredited and insured Domestic Energy Assessor will visit the property and carry out an external and internal survey. The assessment will usually take around 40 minutes and the

assessor will take measurements of the property, assess the construction, windows any extensions and conservatories, lighting, room heating and water heating systems, gas and electric meters and loft space. 

The assessor will take notes and photographs throughout the assessment, however these are purely for reference and QA purposes.

Access to all areas in the property must be available.

The assessment is a visual survey only, based on pre-set values.   

Where no acceptable visual evidence is available assumptions will be made based on the property age and pre-set values.

If certificates and warranties of energy efficiency improvements are provided then these can be used in the EPC rating calculations.

The assessor must be able to provide visual evidence for all findings to be able to include them in the calculation.
